How much does it cost?
Consultant and legal fees are a flat rate of $20,000. Rehab costs vary per property, but estimate approximately between $66-$125 a square foot.
Does Community GAIN handle the renovations?
No. Clients must either hire their own crew to conduct the work, or perform the rehab themselves. Our team does ensure that the work completed is in compliance with HUD standards.
How long does the process take, from start to finish?
The court process is predicated via legal notification of the owner(s) of the property, as well as the court schedule. We aim to expedite this process, and can serve the legal owner(s) once they are identified. The courts allows 28 days for the owner to respond. Rehab time frame depends on the property, and the size of the project.
What if a property has a mortgage?
If there were a mortgage on the property, it would have been foreclosed before it became abandoned. If the property is lender-owned, it would likely not be a viable candidate. We run all title reports before filing suit to ensure the chances of an interested party besides the owner intervening are significantly lowered.
